RUN BY AI · PROVEN IN THE NUMBERS

More leases and income, lower cost per lease over time.

GPIntelligence covers the entire path from the first search to the signed lease — one product where most operators run five vendors, with every step measured against a live control group.

VISIBILITY

Most communities rent their traffic.GPIntelligence builds traffic you own.

Listing sites and paid ads stop the moment the invoice does. GPIntelligence builds the channels that keep working — and keeps buying the ones worth buying.

Found in search

Your website only shows up when you pay for the click. GPIntelligence turns it into a property that earns its own rankings — and keeps them.

New

Found in AI answers

Renters have started asking AI where to live. Most communities have no idea whether they appear in that answer. GPIntelligence measures it every week — and goes to work when you're missing.

Found on the map

“Apartments near me” is decided on the map, not on your website. GPIntelligence keeps your listing current, active, and answered — the way Google rewards.

Paid that pays back

Paid traffic works until you stop paying. GPIntelligence traces every dollar to a signed lease and aims the budget at your exposure — what is vacant now and what is already on notice. You approve the spend.

Four front doors. One system. One set of numbers.

Owned traffic compounds. Rented traffic resets every month.

Included when GPIntelligence builds your site.

CONVERSION

GPIntelligence answers every inquiry the moment it lands — any hour, any channel — quotes today's real price, books the tour, and keeps following up until there's an answer. Your team walks in to a calendar, not a backlog.

After 6pm

Inquiries don't stop when the leasing office closes.

Answered in seconds, at any hour.

While your team is on a tour

The person who called during a showing is waiting — or already calling someone else.

Nobody waits.

At the third follow-up

The first message always goes out. The third rarely does.

Every one goes out, on schedule.

At the no-show

Most no-shows are never contacted again.

Contacted the same day, while they still remember why they were interested.

Every one of these is a lease.

More of them signed.Fewer of them bought twice.A lower cost for each one.

Your team doesn't disappear. It stops doing the part software should have been doing — and gets the conversations that actually need a person.

MEASURABLE

Every lease it earned.Every dollar each one cost.

GPIntelligence reports in the two units an owner actually thinks in: leases added, and cost per lease. Everything else in the report exists to explain those two.

01

Leases and revenue, attributed

How many signed leases came from GPIntelligence — and what they're worth in annualized rent. Not leads. Not opportunities. Leases, traced back to the search, the listing, or the conversation that started them.

02

Cost per lease

What you spent, divided by what you signed — by community, by channel, by month. The number that tells you whether to spend more, or spend differently.

03

Where it came from

Organic search, AI answers, the map, paid — each priced side by side. When one channel signs leases at half the cost of another, that stops being an opinion.

04

Before and after

Every community has a date GPIntelligence went live. The report shows the months on both sides of it, in the same units.

And the numbers that move first, before leases do:

speed to first reply·inquiries captured outside office hours·share of “apartments near me” searches you appear in·tour-to-lease rate

If it can't be counted, it isn't in the report.

DECISIONS

A dashboard tells you what happened.GPIntelligence tells you what to do next — and does it the moment you say yes.

Every week GPIntelligence works out what should change — which budget, which listing, which price — writes down why, what it expects in return, and what it will cost. You approve it or you don't. Then it grades its own call against what actually happened, and that grade shapes the next one.

Spend decisions

It decides from your community, not from an average

A budget that works at a $2,400 property is wrong at a $1,000 one. GPIntelligence weighs your community's own history first, communities in your rent tier second, and the portfolio only when there is nothing closer. The more history you have, the more the borrowed assumptions fade out.

It shows its work — and puts a number on what it expects

Each recommendation arrives with the evidence behind it, the limits it stayed inside, and what it should buy: leases, tours, cost per lease. Not “consider increasing spend.” Rather — this campaign, from this number to that number, because of this, and here is what it is expected to return.

Nothing that costs money moves without you

Spend is the one place GPIntelligence never acts alone. It proposes; you approve. Approve it and the change is applied — and then checked against the platform itself, because a setting that says it changed and a dollar that actually moved are two different things.

Your override is the lesson

Turn a recommendation down, or change the number before approving it, and GPIntelligence learns from what you did — not from what it asked for. Disagreeing with it is the most useful thing you can do.

And it knows when not to decide

When a channel has quietly stopped spending — a declined card, a restricted account — GPIntelligence stops recommending changes there and tells someone, instead of confidently proposing a budget that cannot be spent.

Rent decisions

It prices from the number your renters actually see

Your PMS carries a street rent. What a renter actually sees, after whatever concession is running, is the net effective — and it is usually lower. GPIntelligence prices against the number the renter sees, because that is the one that wins or loses the lease. Where the two disagree it shows you both, and treats the gap for what it is: a discount you are already giving.

One recommendation per floorplan, from everything at once

Not the property — the floorplan. Its own stock and price, what comparable communities published this morning unit by unit, rent per square foot on the same basis for you and for them, occupancy against your target, what renters said in their own words they were looking for, leases coming up for renewal, and the concessions already running. One call per floorplan, with all of it written down underneath.

It tells you when it doesn't know

Nobody asked about a floorplan this month? That is not proof nobody wants it — it is usually a floorplan nobody advertised. GPIntelligence marks the difference on the recommendation instead of burying it in an average, lowers its own confidence accordingly, and leans on occupancy and market signals instead. A number delivered with false certainty is worse than no number.

Nothing sets your rent but you

Spend is proposed, approved, applied and then verified. Rent stops one step earlier: it is proposed and approved, and applying it stays a human action in your own system. GPIntelligence does not write a price back. Every recommendation is kept with the complete set of inputs it saw at the time, so a call made in March can still be taken apart in June — and that record is exactly why the engine advises instead of acts. Recommendation, decision and outcome have to pile up before anything should be trusted to move a price on its own.

Nothing that costs money moves without you.

Nothing that sets your rent moves at all.

And you can argue with it.

Ask why it wants that budget. Ask what happens if you spend half. Ask what the community down the street just did. It answers from the same data it decided on — and if you tell it to go ahead, it acts from inside the conversation.

The decision still gets made every week.

It just stops being the thing you didn't have time for.

PROVEN

Before GPIntelligence had a second customer, it had a portfolio.

Every number below came out of communities under active management — not a lab, not a pilot deck. Same market, same leasing season, and the same measurement we would apply to yours.

AN A-CLASS COMMUNITY · 306 UNITS

Occupancy went from 86% to 95% in two months.

Over those two months, on-site tours ran at 2.4× the pace of the two months before. Across the rest of the portfolio, in the very same weeks, tours ran at 1.3× — same market, same season, same team. The gap is the part that was ours.

43 move-ins.

$55 of Google Ads spend behind each one.

One community, one season. Your market and starting occupancy set your own numbers.

One community proves the mechanism. A portfolio proves it wasn't luck.

The same system runs across the whole portfolio — A-class and value-add, lease-up and stabilized, conventional and student housing. The same measurement runs on all of them, including the ones where the answer came back “this didn't move the number.”

Figures from the portfolio of our first customer, GPI Real Estate Management — in production as of August 2026.

Nobody's first portfolio should be a stranger's.

Ours wasn't.

Frequently asked

We run marketing and leasing for multifamily operators with AI agents, and the back-office work behind them. The agents find renters, answer every inquiry, book tours and follow up, and handle the purchase orders, turns and accounting that keep a community running — measured on leases signed and cost per lease, not on activity.
